RICS Home Surveys (Levels 1, 2 & 3)

From a concise Condition Report through to a comprehensive Building Survey — we advise on the right level for the property and your purpose. All three levels produced to RICS Home Survey Standard.

Structural Building Surveys

A detailed inspection of structure, fabric, roof, substructure and all main elements. Identifies defects, assesses their significance, and recommends remedial action with indicative priorities.

Schedules of Condition

A photographic and descriptive record of a property's condition at a given point in time — prepared before a lease, construction project or contentious boundary works. Protects landlords, tenants and developers alike.

Contract Administration

Preparation of tender documents, specification and JCT contracts; administration through build; assessment and certification of payments; resolution of contractor claims.

Lease Dilapidation Assessment

Terminal and interim dilapidations schedules for landlords; responses and diminution valuations for tenants. We negotiate a fair settlement and keep proceedings out of court where possible.

Measured Surveys & CAD Drawings

Accurate floor plans, elevations and sections of existing buildings — prepared for planning applications, building warrants, lease schedules and refurbishment designs.

Reinstatement Cost Assessments

Desktop and site-based assessments to establish the correct rebuild cost for insurance purposes. Prevents under-insurance — a common and costly error for commercial and listed buildings.

Heritage & Listed Buildings

Specialist surveys of listed and traditional Scottish buildings — stone, lime mortar, slated roofs, sash windows and historic fabric assessed by a surveyor who understands what makes these buildings work.

Lease Liability Review

A review of lease repair obligations before a tenant takes on or exits a commercial property — setting out liability clearly before commitments are made.

Planned & Preventative Maintenance

Five- and ten-year maintenance programmes for residential blocks, commercial estates and public buildings — prioritised by urgency, costed, and ready to use as a procurement brief.

Flooding — Reinstatement & Prevention

Post-flood condition reports for insurance claims, plus surveys identifying flood-risk to a building and advising on practical resilience measures — increasingly relevant in the Highland climate.

Pre-acquisition Building Surveys

A thorough inspection carried out before purchase contracts are exchanged — giving you the information to negotiate, budget for repairs, or walk away. The most important survey you can commission.
